Tips On Finding the Right Property
Fortunately what’s right for some is wrong for others so we’re not all chasing the same property – but considering the high add on costs of purchasing such as Stamp Duty, property should be a long term hold - whether a it’s a home or investment.
When property hunting, always consider:
- Will I be able to live here or easily rent it out for at least five years?
- Is there anything happening in the surrounding area that will impact (favourably or unfavourably) on the value of this property? Eg. Is it likely that a high rise building could be built next door obscuring my view or is rezoning a possibility?
- Can I improve the value of this place by renovation, refurbishment or changing its use or ‘rentability’ – eg. is it a possible medical rooms or dual occupancy site (Subject to Council Approval)?
- Is this area mainly owner occupied or rented – sometimes having only renters around you means poorly maintained gardens & less than ideal ‘street appeal’ when reselling.
